About two years ago, I walked into Dallas-Fort Worth airport to catch a flight to LAX. ✈️

It was the December before the horrific fires would take over the City of Angels and we’d be left traumatized as a nation.

I didn’t know it would be the last time I’d visit my friend in her Palisades home.

I didn’t know I’d see the very house we exchanged holiday gifts in on the front page of the New York Post a mere six weeks later.

And I certainly didn’t know I’d run into an ex in the business class lounge right after clearing airport security.

We were both surprised to lay eyes on each other but with zero hard feelings, delayed flights and time to kill, we sat next to each other and we got to talking.

Of course, the inevitable was coming: the update on each other’s love life.

I mentioned I was happily married and he mentioned that it didn’t work out with his last girlfriend and that she was in the process of moving out.

He added that, while it was a bit awkward, “hey, in the meantime, it pays for half my mortgage.”

“What?? She pays for half of your mortgage?!” I replied.

I had to ask him to be sure I really heard those words.

It didn’t sound like the man I once knew. We’d dated ten years earlier, for 8-9 months, and I spent exactly zero dollars on anything at all during the entire time.

“Well, yeah, he sort of snickered back, she’s not gonna live in my house for free”.

“But you’re not a 50/50 kinda guy, I said. I mean, you never asked me for anything since that very first night we met at the Madison Square Garden?”

He took a second to answer then, he volunteered this explanation, “it just was different with you, I guess. I knew you wouldn’t go for it. I figured out right away that you were too good for any of my regular BS.”

So, it turns out my French mom was right all along when she taught me that, “tout ce qu’il ne veut pas faire pas pour toi, t’inquiètes, il le fera pour la prochaine!

Which is French for “everything a man won’t do for you, don’t worry, he’ll do it for the next girl!”

Don’t you hate that, when you grow up and lo and behold, your mom knew what she talking about lol.

So lemme ask you this: which woman would you rather be?

1. The one who built equity in a house she now has to move out of?

2. The one who’s me? Meaning, the gal who believes that dating is always free for women?

And the funny thing is, it actually never has to do with looks.

Sure, you have to look decent, but his ex who paid everything 50/50?

Nosy me did ask him to see a pic and on a 1 to 10 scale? Girlfriend was a solid 12!

(while I stand at a more modest, more girl next door, 8.1 grade).

The average Millennial woman has caught what I call Fixer Upper Fever: the belief that love plus his potential can renovate a man. 🔨

Your love life may sound very similar to this: you’re dating a grown man with a leased BMW he couldn’t otherwise afford to buy in cash.

His favorite mating call is sending you the Zillow link to a $5.4 million listing with a wine wall and a pool cabana, and writing “us in 2 years 👀.”

And I do find disturbing is that you believe him when he says he will make that dream home a reality.

You just take his words for it 😳

What you need is a turnkey kind of man; not a costly rehab project!

And spotting the turnkey kind of man? It’s totally learnable + thank God, I’m about to teach you!

Maybe the way I talk to you is a little strict, lol but I’d rather you be annoyed with me today than waste one more second on a fixer upper of a man.

Because if you’re over the age of 25, you have about 20,000 days left to your name.

Just look up ‘life expectancy for a woman in the United States’ and you’ll see where I pulled those numbers from :)

And those days you have left to live, they won’t all be your best, either.

Well, that’s a day you go to bed slightly older, and it’s always followed by a morning you wake up looking less fresh faced than you did in 2023.

Introducing the Turnkey Method.

Turnkey Method (n.): a specific method comprising 5 rules for selecting a man the way you’d buy a house. 🏡 The Turnkey rules ensure you properly screen a man before you sign away your life.

As per the rules of a ‘ready to move in’ home, a turnkey boyfriend is already set up for the lifestyle you want. No costly renovations are necessary. Men who remind you of a fixer upper or a pricey rehab project do not qualify to be turnkey boyfriends, much less husbands.

Rule 1: Date for lifestyle, not for love.

Don’t freak out just yet lol Just answer these 2 questions:

How is it that women who dream of being stay at home moms end up having to work 50 hours a week, never seeing their children grow up?

Is it by choice? Clearly not.

How is it that a woman who wanted to travel the world with her husband while creating an online business on the side ends up living in an apartment, never traveling because the corporate job she works won’t allow for that freedom?

Is it by choice? Again, improbable.

They both made the same mistake: they dated from the incorrect pool of candidates.

And it’s a trap 99.8% of women fall for: when looking for a husband, they only go for physical chemistry, looks and yeah, height 🙄

They fall in love and end up stuck like a turtle flipped onto its back.

“Wait, you’re telling me I should date and marry guys I don’t like and don’t love?”

No, no, no, that’s not what I’m saying. I’m saying think of the lifestyle that you want for your life. Think of the standards of living that you’d like to experience.

Take it a step further and imagine what a day in your ideal married life would look like from the time you feet touch the ground in the morning to the time they hop back into bed at night.

Marry for love, yes, but date from a pool of candidates who meet your lifestyle standards. It’s literally that easy. With some persistence, you can have your cake and eat it, too.

You’ll know by date 3 if his current lifestyle is what you want or not.

And I said CURRENT lifestyle. Not the lifestyle he talks about “some day achieving’ because newsflash, it’ll probably never happen.

Look, the truth is, you can never bring a man to your level, he will always bring you to his, whether that’s up or down.

Men are a different species, and the women that are the most successful with men and that have a good experience with them are the ones that recognize that from the get-go.

You could hide your head in the sand, but I will tell you this: the problem with reality is that it always eventually catches up with you.

Always.

Rule 2: A man who is in debt is undateable.

I’m not saying he’s a bad person. I’m saying he’s just not good for you.

A man can never be 100% with you if he’s got debt. He’s always gonna have something on his mind that’s bothering him, and that’s the debt.

And he’s also always going to think of who he’s be dating if he was not in debt. And that girl wouldn’t be you.

You think a man will try to get his dream girl while owning 100k to Navient? Unlikely.

A man will always date or even marry who he thinks is the highest quality woman he can get, given his present set of circumstances. That’s why men file for divorce after 12 years of marriage and take off with someone else when they start making beaucoup cash in their career.

Mortgage isn’t debt, btw, it’s an asset. What qualifies as debt is: a car loan, credit cards that are not paid in full at the end of the month, and yes, student loans.

Ask yourself: if you were to get pregnant and the doctor said you’re going on bed rest, would he be able to pay your bills and support you financially?

Sometimes, it’s important to live in the real world…🤭

Rule 3: If he’s not doing something, it’s because he doesn’t want to.

Stop making excuses for men.

Stop saying, “Well, he would propose, but, you know, he doesn’t have a good job, and he doesn’t have money for a ring.”

No, he’s not proposing because he doesn’t want to.

Men are very simple. If he wanted to, he would get a better job, and he would save for a ring.

Men are basically, for all intents and purposes, a car, and I don’t care if you drive a Maserati, or a Honda Civic 2005: the bottom line is all those cars work the same, right?

You get in the car, turn on the ignition, and you hit this pedal to make it go forward, and you hit the other pedal to make it stop.

All men work the same. 🚗

If a man is not committing to you, it’s because, deep down, he doesn’t care if other men have access to you.

That’s why a man always gets the best engagement ring he can afford for his girl. That’s how he tells other men when he’s not around, “hey bro, she’s taken, and you can’t compete with that.” 💎

If he says he’s not in the right financial spot for a ring, and yet he’s magically found money for Mavericks tickets. lol 🏀

Men also treat girls differently. This is why we see girls that stay with a man for five years. They plead and they beg for a commitment. Then, they break up. The guy turns around, meets a new girl, proposes to her in six months of his own volition.

A man already knows that he’s responsible for the cost of dating, and if you have to bring up the cost of dating with a man, you need to not be talking to that man. 🧾

A guy friend of my husband, who’s a multimillionaire, shared with me that he used to make his ex pay a small slice of his 5-figure rent on a gorgeous Manhattan penthouse. He decided on the cost based on how much she made. And that girl, whom by the way was a literal signed model, went for it. Then, he met his current fiancé, who’s super pretty but she’s not cover of Vogue beautiful. Just to see what he could get away with, he tried to pull the same stunt with her when he asked her to move in with him. She laughed and told him that she didn’t see why she’d have to pay anything. He told her, “You know, I’ve never been with a woman who I pay for her entire life.” She replied, “Okay. Well, the way I look at it, I can have a boyfriend or a job. But I can’t do both, right?”

And guess what? He now pays her rent, which is a few thousand dollars a month. lol Why? Because she laid down the law and decided that, based on his comments, it would be best they not live together until they are MARRIED.

Remember, the power is in your hands. A man is never incapable of treating you the way you want. He just chooses not to.

Rule 4: Men only understand silence.

They don’t respond to you nagging or repeating yourself. They will literally block you out.

Men respond to silence. If you’re always sending five-page-long text messages, what he hears and what he sees is, “Oh, she’s really into me. Look at all the attention she’s giving me. I don’t have to change a thing.”

Be like the Queen of England: never complain, never explain. That was her motto.

One of my irl friends finally took my advice and stopped complaining.

Instead, she started going to the gym five times a week, signed up for oil painting lessons and packed her social calendar so full she hardly had time to check her phone.

Girlfriend made herself scarce and said nothing. The girl who answered his texts within 90 seconds was now taking nine hours. lol

When he asked what was wrong, she didn’t explain. She saw a 180 in him in terms of how well he began to treat her; he started to act like she was the last woman left on earth.

And she never even had to ask.

And she lost 12 pounds at the same time.

Rule 5: A man comes as is.

The only version of a man you get is the version you had when you first slept with him. You’ll never get any better than that so stop dating potential.

I’m gonna ask you to literally put your hands on your ears and yell LA LA LA LA when everyone, from your mom to your cousin Taylor (who’s been “engaged” for six years) tells you garbage like “he has so much potential.”

Because, well, reminder that potential is what we call things that haven’t happened yet and very well may never.

You may see potential in a man, but does he even see that potential in himself?

Does he even want to reach that potential?

Look at his life and ask yourself, “Is this the life I want?”

Sometimes a guy that was a loser at 22 is not any more wiser when he’s 50. He’s just an aged loser.

A lot of girls think they can dress up their man and help him with his career. Well, maybe you will, but once that man elevates himself, he will look at you and be like, “Wait, wait, when I met her, I was at this level. I was there, and now I’m up here. Don’t I deserve another woman? I think I could do better.” lol 🏚️

Happens E-V-E-R-Y day.

Take it a step further and look at his mom and her life.

In the back of his mind, his mom’s lifestyle is the standard. So make sure you’d be willing to switch up lives with her before you go falling in love.

Are there exceptions? Sure, but very few. I do think this above statement is true in 99% of cases, but why on God’s green Earth would you ever attempt to be an exception to a well documented rule?

Would you willy nelly put all your life’s savings in an investment opportunity that has a 99.8% chance of you losing all your cash?

Hello! I rest my case.

Treat yourself like the Very Important Person you are.

Because very important people? They don’t take on stupid risky wagers.

So if you want to be a stay at home mom, date guys that had a stay at home mom, because in their mind, a woman staying home is normal. But if his mom had three jobs, trust me, eventually, maybe not right now, but one day you will wake up, you will be 48, and you will have three jobs.

BONUS: Men treat you the way you treat yourself.

Men are not selfish, they’re self-focused. Men are biologically wired for survival and that means, they always look out for number 1. And that’s not you lol No. That’s himself.

On the flip side, we women? Oh we always put ourselves and our needs and our wants on the back burner, and that is a huge mistake because you will never ever, ever win at the game of life if you don’t put yourself first.

Please do not delude yourself into thinking that a man is with you just because he loves you. No, all men are with us because it’s great for them, because it works for them. Because the day it’s no longer working for him? Best believe he’ll be taking his leave of absence.

And if a man comes back after a breakup, it’s not because he’s realized that he loves you so much and that you were, in fact, ‘The One’.

I mean, that’s what he’s gonna say, but that’s not the real reason. What he did realize is that he couldn’t find someone better than you willing to put up with the way he is.

Case in point: a friend who owns a business told me she praised one of her employees for giving his wife a stay at home life. His answer? “I never met a girl before that I wanted to give that to. All the girls that I dated, I just didn’t feel they deserved it. But my wife, she treated herself so well, she thought so highly of herself and I knew she’d never settle for less than what she wanted. So, she made me a believer.”

Your homework until the next article: every time you have a decision to make, whether small or big, declare this “I am VIP, I do what’s best for me✨” and make that decision accordingly.

And remember, no fixer uppers. Turnkey only. 🔑

It’s also problematic that there’s a part of you that’s low key addicted to how chaotic, messy and simultaneously exhilarating it all is.

You might even be motivated to go to Whole Foods for ingredients and put in the effort of cooking a lovely proper meal.

Ultimately, if you’re gonna date men and marry one, you absolutely must become well versed in both their behaviors and world interpretation.

It may not be pleasant at first, but it’ll save you a lot of time and tears in the long run.

It allows you to be stress-free and focus your attention to monetizing hobbies if you so choose.

Make no mistake, the woman who chooses to be an ‘open book’ in her love life never lands the role of lead character who gets to wear that white dress.

Instead, she ends up typecast as an extra. Not even a supportive role.
